Built for Bill 16
Maintenance logbook, condominium register and syndicate certificate, all in one place.
On every screen
Computer, tablet or phone: nothing to install.
A maintenance logbook should live, not sit in a binder
Bill 16 requires every condominium syndicate to keep a maintenance logbook, update it every year and have it reviewed by a professional. In practice, the PDF report often ends up in a drawer, the history gets lost as directors change, and no one remembers when the roof was last inspected.
One reliable sourceNo more scattered emails, binders and Excel files: tasks, equipment, contracts, repairs and documents are gathered in one place.
A memory that outlasts the boardDirectors change, the logbook stays. The new board picks up the file with the full history, without a box of documents to hand over.
Ready for the reviewThe annual update and the professional review rely on data kept up to date all year, not on memory.

Good to know: the Bill 16 regulation has been in force since August 14, 2025. Every syndicate must obtain its first maintenance logbook and its first reserve fund study by mid-August 2028 at the latest.

Everything people ask us about the Digital Logbook
What is the maintenance logbook required by Bill 16?
It is the document that describes the building’s common portions, their condition, the maintenance and replacement work to plan and its schedule. Every condominium syndicate must obtain it by mid-August 2028 at the latest, update it every year and have it reviewed by a professional every 5 years (or 10 years in some cases).
Does the Digital Logbook replace the logbook prepared by a professional?
No. The maintenance logbook must be prepared by an authorized professional: at our firm, our technologists and engineers. The Digital Logbook is the tool that lets you keep it up to date day to day: task tracking, due dates, history and documents.
Is the logbook pre-filled from our study?
Not yet. At the start, the logbook is empty: your syndicate or property manager enters the building’s components, equipment, contracts and history. Our developers are currently working on linking the reserve fund study to the logbook in order to pre-fill it; this feature is under development.
How much does the Digital Logbook cost?
Nothing. The Digital Logbook is offered free of charge and exclusively to condominium syndicates that do business with Groupe Darheim. Request a quote for our services: access to the Digital Logbook is included.
Is the Digital Logbook available in English?
The interface is currently in French. Our team is happy to assist you in English or French.
Do we need to install anything?
No. The Digital Logbook works in a web browser, on a computer, tablet or phone. All you need is your personal login.
Where is our data hosted?
In Quebec. The Digital Logbook is hosted on servers located in Montreal, and your data never leaves Canada.
Who can see our building’s logbook?
Only the people authorized by your syndicate. Every access is approved, and each person has a role that determines what they can see and change.
What happens when the board of directors changes?
The logbook stays. New directors receive their access and find the full history; former directors’ access can be removed in one click.
Can we get our data back?
Yes, at any time. The maintenance logbook can be produced as a PDF, and your data can be exported.
Does the Digital Logbook produce the syndicate certificate when a unit is sold?
Yes. It helps you prepare the certificate from the information already recorded in your logbook, saving time with every sale.
Our logbook was prepared by another firm. Can we use the Digital Logbook?
Talk to us: we’ll work out with you the best approach for your building.
